Sewage holding tank smells: possible causes and solutions

A sewage holding tank (reoveemahuti; in legal texts reovee kogumismahuti) is sealed: it stores wastewater until a tanker empties it (purgimine) and treats nothing. UK readers may know it as a cesspool. A holding tank smell therefore means that air from the tank is getting out where it should not — past the cover, from a badly placed or blocked vent, through a dry drain trap indoors — or that wastewater has escaped. This article shows how to trace the source, then covers the cover seal, the vent route, filtered vent pipes, indoor traps and the signs of a bigger problem.

Where and when do you notice it?

Unlike a septic tank (septik), which passes settled liquid on to an infiltration field, a holding tank has no outlet. Air above the wastewater can leave only through the vent, past the riser cover or back along the inlet pipe to the house — unless something leaks. Every litre of wastewater flowing in pushes out a litre of air, and every litre the tanker removes has to be replaced. Without a planned route, that air finds its own.

Cover and hatch seal: start at the riser

Each municipality adopts its own rules for on-site wastewater handling (reovee kohtkäitluse ja äraveo eeskiri) under Water Act § 104(7). Tartu’s and Saaremaa’s rules, for example, require hatches to be intact and to close tightly and holding tanks to be ventilated; Tallinn’s require a closable service opening and a ventilated tank. Check your own municipality’s rules: requirements for hatches, tank ventilation and vent pipes differ, and some rules set none.

  • Is the cover fully seated and closed — also after each emptying?
  • Are there cracks, warping or a gap between the cover and the riser?
  • Is any seal present, undamaged and clean?
  • Has wastewater been spilled around the riser? Raise spills with the emptying company.

Vesmaco’s base kit comes with a plastic cover; the order drawing also offers EN 124 hatches in classes A15 to D400 for areas that carry loads. If the cover is damaged or does not close tightly, ask the supplier whether it has a seal and whether a replacement cover or seal is available.

The vent route: where the tank breathes out

A sealed tank still needs a vent. Vesmaco’s order drawing shows a PVC D110 ventilation connection on the tank as standard and a ventilation pipe as an option. Tallinn’s rules, which count holding tanks among on-site wastewater facilities, allow two routes. The requirements below apply in Tallinn; your municipality may set different ones or none.

Three vent faults can cause a smell:

  • Wrong outlet position: the tank’s vent ends beside a terrace, door or window, or in a sheltered corner where air stands still. Moving or extending it, or adding a filter (next section), is a job for your installer.
  • Blocked vent: leaves, a nest, snow or a crushed pipe. The air then escapes past the cover or bubbles back through the traps in the house, and drains may gurgle.
  • No open route: the tank has no vent of its own and the house has no vent pipe open above the roof. Air admittance valves indoors only open to let air in, so they cannot carry the tank’s air out.

A filtered vent pipe: what it can and cannot do

Vesmaco offers a ventilation pipe with an odour-neutralising filter as an option; the Estonian version of the order drawing calls it a vent pipe with a carbon filter (tuulutustoru söefiltriga). The tank still breathes, but the outgoing air passes through the filter first.

It suits a tank that vents through its own pipe when the outlet cannot be kept away from where people sit, walk or open windows. It cannot fix a loose cover, dry traps, a blocked route, or a full or leaking tank: it only treats the air that passes through it. Before ordering, ask how long the filter lasts and how to tell it is spent, whether replacement filters are available, how it copes with rain, snow and frost, and whether it can be fitted to an existing tank.

Indoors: dry traps and gurgling drains

Every sink, shower, floor drain (trapp) and WC should have a water trap (haisulukk): a bend or cup holding water that keeps air from the drains — and from the tank — out of the room. When that water evaporates, the barrier is gone. That happens where water is rarely used: a sauna floor drain, a guest shower, a holiday home after weeks away.

  • Run water into each drain for a few seconds, and repeat regularly in rooms you seldom use.
  • If the plumbing was drained for winter, refill every trap when you return.
  • If one drain smells although its trap is full, the trap may be dirty or a seal may leak: clean it or call a plumber.
  • If several drains smell or gurgle, suspect the vent route rather than the traps.

When the smell points to a bigger problem

  • The tank is full. Wastewater at the riser or rising in the lowest drain means you should stop using water and order emptying straight away. The Ministry of the Environment’s 2015 guide for rural wastewater systems warns against letting a holding tank overflow; a level alarm warns you in time — see Sewage holding tank level alarms.
  • The tank or pipes may leak. Smelly or damp ground, or a level that changes without use or emptying, needs checking: Water Act § 124 requires holding tanks to be leak-tight (lekkekindel). Signs and next steps: Is your sewage holding tank leaking?
  • It is an old concrete or metal tank, or a cesspit (lampkast). The 2015 guide no longer recommends metal or reinforced-concrete tanks because their long-term tightness generally cannot be assured. See Replacing an old sewage holding tank or cesspit.

Frequently asked questions

Can I seal the vent to stop the smell? No. The Tallinn, Tartu and Saaremaa rules cited above require holding tanks to be ventilated, and the air pushed out by incoming wastewater would escape past the cover or through your indoor traps instead. Fix the vent route or filter the air.

Do odour-control additives help? Neither Vesmaco’s installation guide, order drawing and website nor the 2015 ministry guide mention additives for holding tanks, and no additive fixes a loose cover, dry trap, blocked vent or leak. If you consider one, ask Vesmaco first; the order drawing gives the tank material’s limits as pH 3–10 and up to 60 °C.

Is the smell dangerous? A rotten-egg smell is characteristic of hydrogen sulphide (vesiniksulfiid). Keskkonnaamet, which mentions it forming at wastewater treatment plants, says it is unpleasant but not directly dangerous at low concentrations and toxic in larger amounts. Never climb into the tank or put your head into an open riser; if a strong smell indoors does not clear, air the rooms and have a plumber check the system.
