{"id":39643,"date":"2026-09-17T20:17:12","date_gmt":"2026-09-17T17:17:12","guid":{"rendered":"https:\/\/reoveemahutid.ee\/?p=39643"},"modified":"2026-09-17T20:22:32","modified_gmt":"2026-09-17T17:22:32","slug":"holding-tank-limestone-ground","status":"publish","type":"post","link":"https:\/\/reoveemahutid.ee\/en\/holding-tank-limestone-ground\/","title":{"rendered":"Installing a sewage holding tank in limestone ground: planning excavation"},"content":{"rendered":"<p>The trial pit hits stone half a metre down: limestone close to the surface (<em>paepealne<\/em> ground), familiar to many plot owners in North Estonia and on the islands. For a holding tank, limestone bedrock near the surface changes the dig rather than the plan. A sewage holding tank (<em>reoveemahuti<\/em>; in legal texts <em>reovee kogumismahuti<\/em>; UK readers may say cesspool or cesspit) stores wastewater until a tanker empties it (<em>purgimine<\/em>): no treatment, no outlet. Below: why thin soil over limestone usually leads to a sealed tank, how to find the rock, how the model changes the rock to remove, and what to have priced.<\/p>\n<h2>Why thin soil over limestone usually means a sealed tank<\/h2>\n<p>The Ministry of the Environment&#8217;s 2015 guide to rural wastewater systems (official guidance, though dated) classes karst areas (<em>karstiala<\/em>), alvars and, among others, areas where the aquifer lies under no more than 2 m of till as having unprotected groundwater (<em>kaitsmata p\u00f5hjavesi<\/em>). For that class it gives a calculated time of up to 30 days for pollutants to reach the groundwater.<\/p>\n<p>Minister of the Environment Regulation No 61 requires treated effluent to soak into the ground at a depth estimated to be at least 1.2 m above the highest groundwater level and 1.2 m above the bedrock (\u00a7 8(3)), and in unprotected areas requires at least biological treatment before effluent goes into the ground (\u00a7 8(1)). Where limestone lies near the surface, the ministry guide says plainly that infiltration is not possible. Unless a ditch or water body can take treated effluent, the usual option left is a leak-tight holding tank, a lawful route under the <a href=\"https:\/\/www.riigiteataja.ee\/akt\/122022019001?leiaKehtiv\" target=\"_blank\" rel=\"noopener\">Water Act (<em>Veeseadus<\/em>) \u00a7 124<\/a> (<a href=\"https:\/\/www.riigiteataja.ee\/en\/eli\/509092026003\/consolide\" target=\"_blank\" rel=\"noopener\">official English translation<\/a>; only the Estonian text has legal force).<\/p>\n<p>Municipal rules (Water Act \u00a7 104(7)) add local detail. Saue vald treats its whole territory as an area of unprotected and weakly protected groundwater (\u00a7 3(5) of its rules). Saaremaa vald requires on-site wastewater systems to be leak-tight and protected against freezing, with their tanks anchored firmly enough not to move in the ground (\u00a7 4(1)\u2013(2)). These are examples only: check your own municipality&#8217;s rules.<\/p>\n<h2>Find the rock before you choose a model<\/h2>\n<p>The ministry guide names limestone, like high soil water, as a condition that makes installing holding tanks in the ground harder. Find out where the rock starts, whether that depth changes across the site, and whether water appears.<\/p>\n<ul>\n<li><strong>Maps.<\/strong> The Maa- ja Ruumiamet geoportal&#8217;s <a href=\"https:\/\/geoportaal.maaamet.ee\/est\/kaardirakendused\/geoloogia-1-400000\/1-400-000-geoloogilised-kaardid-rakenduse-kirjeldus-p593.html\" target=\"_blank\" rel=\"noopener\">1:400 000 geology application<\/a> has a groundwater protection layer, compiled in 2001 and not updated. Where the <a href=\"https:\/\/geoportaal.maaamet.ee\/est\/kaardirakendused\/geoloogia-1-50-000\/1-50000-geoloogiline-baaskaart-rakenduse-kirjeldus-p77.html\" target=\"_blank\" rel=\"noopener\">1:50 000 geological base map<\/a> exists, it is more detailed and shows cover-thickness contours, karst fields and sinkholes. Maps describe the area, not your plot.<\/li>\n<li><strong>Borehole or trial pit.<\/strong> The guide calls these the most accurate ways to find the water level on the spot. A geotechnical investigation (<em>ehitusgeoloogiline uuring<\/em>) drills a borehole of about 15 cm and also records the soil layers and the bedrock, if reached. A trial pit is dug to the planned depth including the base, generally up to 3 m, and nobody climbs in. If the bucket stops at rock, note the depth and whether the machine could break it.<\/li>\n<li><strong>Several points.<\/strong> Check both ends of the tank position and the pipe route from the house.<\/li>\n<li><strong>Water, with dates.<\/strong> Rock does not mean a dry pit: where the cover is thin, the guide notes, near-surface groundwater also occurs in the bedrock itself.<\/li>\n<\/ul>\n<h2>Long and shallow or short and deep: how much rock each model means<\/h2>\n<p>The house, not the rock, sets the depth: the ministry guide ties installation depth to the building&#8217;s sewer pipe, which gives the inlet depth <em>h<\/em> (see <a href=\"\/en\/holding-tank-installation-depth\/\">how deep a holding tank should be installed<\/a>).<\/p>\n<p><code>pit depth \u2248 h + inlet height above tank bottom + sand bed<\/code> <code>rock to remove \u2248 (pit depth \u2212 depth to rock) \u00d7 pit length \u00d7 pit width<\/code><\/p>\n<p>Vesmaco&#8217;s order drawings measure <em>h<\/em> from the ground to the inlet and place the inlet 1000 mm above the tank bottom on the D1100 drawing used here, 1300 mm on the D1400 drawings and 1500 mm on the D1600 drawing; check the drawing for your model. The installation guide requires at least 20 cm of compacted sand under the tank but gives no pit width; its drawing of several tanks shows about 1 m between the outer tanks and the pit wall. The working space for your pit, especially one cut in rock, is for your installer or designer to set.<\/p>\n<p><strong>Example:<\/strong> <em>h<\/em> = 0.8 m; limestone from 0.5 m below ground; 20 cm sand bed; no anchoring slab; vertical rock walls 1 m from the tank on every side; lengths from the <a href=\"\/en\/#mudelidjajoonised\">model table<\/a>, so &#8220;about&#8221;. Which shape digs more easily depends on your rock, for example whether it gets harder or wetter further down, so ask your installer to price both.<\/li>\n<li><strong>Inlet depth is the strongest lever.<\/strong> Each 10 cm less <em>h<\/em> saves about 2 m\u00b3 of rock here, but <em>h<\/em> follows the pipe&#8217;s fall, and a shallow tank needs insulation.<\/li>\n<li><strong>Volume counts.<\/strong> An MK-3 D1100 needs about 26 m\u00b3, but two people using 100\u2013150 L each a day fill 3 m\u00b3 in about 10\u201315 days (nominal volume; the usable volume is somewhat below it, so check the drawing and the alarm height). Local minimums may apply: Saue vald requires at least 8 m\u00b3 (5 m\u00b3 for summer houses not lived in all year) but, by prior agreement, allows 3 m\u00b3 for a lightly used summer house where geology prevents a deep pit, &#8220;for example on limestone&#8221; (\u00a7 4(3), our translation).<\/li>\n<li><strong>Anchoring deepens the cut.<\/strong> Vesmaco&#8217;s slab adds 20 cm of concrete and 20 cm of sand under the tank: roughly another 8\u201312 m\u00b3 of rock across the four examples.<\/li>\n<\/ul>\n<h2>In the pit: sand, water and frost<\/h2>\n<p><strong>Never on bare rock.<\/strong> The ministry guide says a holding tank must not be placed directly on a slab or any other hard base. Vesmaco&#8217;s guide beds the tank on at least 20 cm of stone-free 0\u20133 mm sand compacted to 95 % of natural density and backfills with the same sand in compacted 30 cm layers up to ground level. The ministry guide describes a gravel or crushed-stone bed instead; for a Vesmaco tank, follow Vesmaco&#8217;s guide, which states that the warranty does not apply if the instructions are violated or ignored. Broken limestone is not stone-free sand, so plan for the rock to be taken away and, in the MK-5 D1400 example, about 38 m\u00b3 of sand to be brought in. If anyone suggests crushed limestone, screenings or excavated rock for any part of the bed or backfill, ask the supplier first.<\/p>\n<p><strong>Water.<\/strong> A pit cut into rock can collect rain and meltwater like a basin, and water lifts an empty tank. Treat any water seen in the trial pit as described in <a href=\"\/en\/holding-tank-high-groundwater\/\">holding tanks and high groundwater<\/a>, and ask your designer whether the pit needs anchoring even if the trial pit stayed dry. Vesmaco&#8217;s guide anchors with textile straps to a concrete slab or, in stable soil, concrete blocks, both sized by a certified design or construction organisation (see <a href=\"\/en\/holding-tank-anchoring\/\">holding tank anchoring<\/a>). Ask Vesmaco before accepting any other way of holding the tank down on rock.<\/p>\n<p><strong>Frost.<\/strong> Where the pipe and tank lie less than 1.3 m below ground, the ministry guide says both must be insulated from above with moisture-resistant, load-bearing polystyrene board. The tank top is about 100 mm above the inlet, so in the example only about 0.7 m of soil covers the tank.<\/p>\n<h2>Getting the rock work priced<\/h2>\n<p>Ask for rock work as separate, measurable lines rather than a lump sum; the general structure of a quote is in <a href=\"\/en\/holding-tank-installation-cost\/\">holding tank installation costs<\/a>. For rock, ask about:<\/p>\n<ol>\n<li>a trial pit or borehole before the final price;<\/li>\n<li>the removal method (bucket, hydraulic breaker or other) and the price basis, per m\u00b3 of rock or per machine hour;<\/li>\n<li>how the price changes if the rock starts higher, or is harder, than the trial pit showed;<\/li>\n<li>spoil removal and imported sand in m\u00b3, and the pipe trench, which runs through the same rock;<\/li>\n<li>insulation, anchoring and pumping water out of the pit during the works;<\/li>\n<li>protection of foundations, wells and cables while rock is broken.<\/li>\n<\/ol>\n<p>Compare offers with <code>rock cost \u2248 rock volume \u00d7 price per m\u00b3<\/code>, using each installer&#8217;s figures. If drilling and blasting comes up, ask who will do it, whether they are qualified for that work, and which permits and notifications apply.<\/p>\n<h2>Frequently asked questions<\/h2>\n<p><strong>Is a D1100 tank always the better choice on limestone?<\/strong> No. It needs a shallower but longer pit and, in the example, about the same rock. It suits plots with room for the length where the rock gets harder or wetter further down. The 2 and 3 m\u00b3 models exist only as D1100.<\/p>\n<p><strong>Can the tank sit higher than the house pipe to avoid rock?<\/strong> No. Wastewater flows in by gravity, so the inlet must lie below the pipe at the house by the fall over the run. What can change: the pipe depth in a new build, the run length, the tank diameter or the volume.<\/p>\n<p><strong>Do I need a geotechnical investigation?<\/strong> The sources used here do not make one compulsory for a holding tank, though your municipality may ask for more. On limestone, have at least a trial pit dug at the tank position before accepting a fixed price.<\/p>\n<hr \/>\n<p><strong>Planning a tank on limestone?<\/strong> Request a quote through the <a href=\"\/en\/#order\">quote form<\/a> or call +372 641 8550.
